Statutory Disbursements


Land Registry Search Fees

This search is undertaken by your Property Lawyer to protect your interests between completion
and registration at the Land Registry.

Bankruptcy Search Fees
This search is undertaken by your Property Lawyer in accordance with your mortgage offer.

The Search Bundle
This is required by your mortgage Lender and includes, the Local Authority Search, Water and
Drainage and Environmental Search.

Land Registry Official Copies
These are copies of the title deeds held at the Land Registry. Disbursement costs may increase if
additional documents are required to facilitate your transaction.

Land Registry Registration Fee
On completion the transaction must be registered at the Land Registry.
This is charged by the Land Registry and will be paid directly to them on your behalf.

Stamp Duty Land Tax
This is a government tax payable on all transactions over £125,000. You will be entitled to claim
relief in the event that all purchasers are first time buyers, purchasing a property for £250,000 or
less provided that completion takes place between 25th March 2010 and 25th March 2012.
Your Property Lawyer will be able to provide you with further information in this respect




Please note that this Legal Cost Estimate must be read in conjunction with your Lawyers terms and conditions of instruction. Your Lawyer will endeavour to keep you informed of potential additional charges and disbursements as they arise. We will endeavour to keep the legal costs associated with your transaction to a minimum at all times.

The following narrative contains information in relation to potential additional costs and disbursements that may be levied by your Lawyer throughout the course of your transaction.

Additional Disbursements (if applicable)

Case Tracking Fee
Our clients enjoy the benefit of our online case tracking facility which is hosted by Movecontrol. This facility allows you to view the progress of your property transaction and correspond directly with your Property Lawyer, 24 hours a day, 7 days a week.

Bank Telegraphic Transfer Fee

Bank charges will be levied in relation to each bank electronic transfer that is made in relation to your transaction.

Environmental Search Fee
An Enviro search will confirm whether the property is built on, or near, land which could now deemed to be contaminated land. The search will also confirm if any neighbouring land has any history of potentially contaminative use that may affect your enjoyment of the property. If the land is deemed to be contaminated you may be responsible for any clean up costs irrespective of whether the contamination was caused by a previous owner.

Water & Drainage Search
This will confirm whether the property is connected to the public water supply and sewerage systems.

Plan Search
A Plan Search provides essential planning and flooding information. Plan Search supports the homebuyer in making an informed decision by supplying quality information for the property and surrounding area, and provides peace of mind by helping to reveal any potential surprises around the corner, for example:

  • Plans to construct a Telecommunications mast
  • The opening of a local nightclub
  • The development of a supermarket or a factory nearby, affecting the current view from the property.
